Lisi has the greatest potential for price growth. Next come the Tsakvisi and Tabakhmela areas. As you know, this is one of the most desirable suburban zones of the city, with average prices ranging between 120 and 150 USD. Given that the Tabakhmela–Tsakvisi–Shindisi area is highly popular for residential living, we believe it also has quite significant potential for price growth. The next location in the suburbs of Tbilisi is the area around Mtskheta–Saguramo, which is also developing very rapidly. The mentioned intersection (the Tbilisi bypass road) will specifically start from the areas around Saguramo and Mtskheta. Accordingly, this infrastructure will also affect the development of these lands, where the average land price is currently around 100 USD. We expect annual growth of at least 15–20% over the next three to four years. The next area is Tbilisi Sea and its surroundings. This location has certain specific features in terms of development, but in my opinion, we expect a noticeable increase in prices over the next four years.
