Trump Tower Tbilisi: A global brand enters Georgia’s real estate market

The Guardian has reported on the planned Trump Tower Tbilisi, a roughly 70-storey tower in central Tbilisi next to Central Park (the former hippodrome), as part of the wider Downtown Tbilisi development. The project is presented as a joint venture between the Trump Organization and a local consortium — Archi Group, Biograpi Living, Blox Group and Finvest Georgia — with the Sapir Organization as an additional US partner. It was announced in April 2026. For investors, the signal is that Tbilisi is attracting branded, large-scale mixed-use projects, not only mid-size local towers. That trend sits alongside Gulf-linked developers and operators already active in Georgia, including Eagle Hills and Emaar, as well as other names in development and retail such as Mira Development, Holem and Alshaya/Starbucks.
